Your gift helps people who have experienced homelessness and those one crisis away from homelessness to have a home they can count on, with supportive services as needed.
Markita, Lorenzo, Jordan, Arnisha and her daughters, Mai and Sai, Binti and her family, Dan, Mohamed and so many others have found new hope in their new homes, thanks to you.
Your donation helps them directly by helping us build high-quality homes with the right mix of services and features to make these homes affordable and desirable. It is not a coincidence that Creekside Commons, one of our newest properties, has a waiting list of 400 applicants. That tells us two things: our housing is in demand, and there is not enough of it.
Every apartment building requires a great deal of front end work, usually for 2 or 3 years before ground is broken. For every apartment we create, we estimate that we have invested $10,000 given by individual, corporate, congregation and foundation donors. Pre-construction project management by our staff experts includes:
- finding the right site;
- developing community support;
- securing financing from city, state or federal agencies;
- working with municipal officials through city planning process;
- hiring an architect and contractors,
- and for many of our buildings finidng the right supportive services partner
With 167 units in development, that amounts to $1.6 million needed from individual and institutional donors to leverage $20 million in capital funding.
Your gift allows our staff to invest their time and expertise in each project so that we do things right and that our housing product is something we are proud of, and what's more, somewhere we ourselves would want to live.
